Georgia is a problem with homeowner insurance. I have been in the business for 53 years and I have never turned away as much homeowner business as I have the past year. Most companies aren't issuing a new homeowner policy with replacement cost coverage for the roof. The new policies have a depreciation schedule. For example one company's schedule pays 85% of replacement if roof is 5 years old, 70% 10 years old, 55% 15 years old and in 20 years 40%. Also some companies are requiring a percentage deductible. This is why I've had to tell a lot of people that ask me to insure their home that if they have a replacement cost policy they need to stay where they are at. Companies are also trying to find a way to non renew current policies. I haven't seen the market this bad in the 53 years I have been an agent.
