You may wish to look into whether or not you can or your mom can file a Homestead if the house is not already in NOD or at the trustee sale. i am not an attorney but i am a CA DRE licensed Agent. Homestead give particular protections including monetary and the banks would have to buy you out. Please check with a licensed real estate attorney for advise prior to filing any documents with your local county.

This is the best advice yet!! a few hundred dollars for some good advice from an expert in RE law is the way to go here. Don't guess get some true expert advice.
