How do you handle commercial clients who do not know when updates to the roof, electrical, hvac, or plumbing where done.
Many times I have clients who purchased a property from a bank, inherited a property, or are renting from a landlord that does not have this info either.
They're the clients that don't take insurance seriously. It's a fair expectation that these people (who are spending money on real estate..) have SOME concept of these details. At this point in my career...if I'm stone walled with the "Oh I don't know at all" I tell them without documentation I can't work w/ you.
They have an idea. Wouldn't you if you bought a property?
