Avoid Getting "PORCHED"!!!!!!

I've done both. If i'm meeting with a client in person they know i'm coming to get sigs and a check. Some clients like the personal in person touch some don't care. If it's a life app most of the co's want a wet signature. If someone is getting "no showed" then something is wrong. Dan

If an agent gets "no showed" what did the agent do wrong?
 
Interesting anctedotes shared that are funny, but make a point.

I am a relatively new agent and can say that I have not been "PORCHED"..... yet.

I now realize that I am not setting enough appointments if I haven't been "PORCHED" yet.

In this case the OP stated ""This happens to me at least 3 or 4 times a week..."" I would say he is doing something wrong. As to what? We would need to know more about how he is setting these appointments.
Another thing we need to know is what exactly does "porched" mean? Does it mean the same thing as "stood-up?
In other words are the people coming to the door and saying they changed their mind or are they not coming to the door but you know they are home or did they bolt before the appt?
One other thing he could do is post the script he uses and we could tell more about it.
And just like to add that if the appt is set too far into the future the no-show rate does go up.

That is funny! Reminds me of when I started, I was asked to help train some new recruits.

They gave this somewhat pretty blond college boy the East Oakland area. This kid thought MC Hammer was Gangsta.
After the first night he did not want to go into a house so I left him in the car. I came back and found him hiding in the back seat. After that we would act like we were going out on appointments, but I would just drop him off and ran them alone. I wrote a lot of business on that guys book. Same with the Richmond book. I still have some of those families.

No, but I still have a pair of the pants. On a good zinfandel night I can rock the hell out of them. :nah:
 
You might want to look into converting to a more direct marketing platform. Selling via direct marketing is lower revenue, lower conversion, higher margins since the actual operating cost is almost nothing. I don't even own a car, I should point out I live in Chicago and have great access to cabs and the El. It might not be a bad idea to think about investing gas money into marketing and trade porching for getting blown off on the phone occasionally

The "projects" is exactly where he started getting nervous!! I gotta admit, I don't like those projects either because they have a fence all the way around and one gate to drive in there, they closed off the other gate to get out. So it seems like you are driving in to a land of no return. It is fairly scary, I will admit, especially at night.
