Turning TM/Jane Leads into Money?

LOL when they answer the door and want to know why you just showed up unannounced just hold up your phone and play the recording of the lead back. You wouldn't answer your damn phone ma'am.

I've done exactly that. I don't DK, but yes I have played back a conversation for someone

Jane is really good on the phone, she doesn't take no for an answer, if I could just get her to go on appointments with me I think I could close more business.

Do TM leads generally include the physical address of the person? Didn't know if vendors automatically had that data alongside the phone number.

Could always door knock a TM lead if you had to haha

Have wanted to play recording numerous times when they did not acknowledge the jane conversation but haven't not knowing what the laws are on recording a call without their agreement. --- is this lawful to not cause problems for anyone? because I have been inefficiently door knocking them sometimes too much time elapses and pulling the recording out to refresh them would be helpful but has been reluctant not knowing if it's lawful

You're over thinking this. If it was illegal to record...you've already broken the law.

As far as getting in trouble...if you're that concerned go ask an attorney and not a forum...otherwise, just play the recording or don't.

It just aggravates me that these work great for some---and I am not the GREATEST sales guy ever but as good as most--seems like I should be able to get them to work

Wait until you have a bunch before calling. Out of 5 leads you won't set much anyway. I'd wait until 15-20.

They used to include a phone script with the leads, haven't noticed it lately. It's pretty much what HoosierLife told you. Short and sweet. Here it is in case you haven't seen it.


Appointment Setter FE Script

"Hey John, this is (your name) and I'm calling because you had spoken to my assistant Steve /Jane regarding the State Regulated Burial Plans and the security password was your hobby which you said is (insert hobby) and I'm the the one that takes care of this in your area. That's why I'm calling today, I'm going to have my specialist in (Lodi, Stockton, etc) tomorrow and I need 10 minutes of your time to go over that. Will you be home at 10:00 in the morning?" Only after getting a yes to that question do I confirm the address. then it's see you tomorrow at about 10.

Confirm Appointment time, let them know I work by appointment only and I have many appointments so if they could give me a 1/2 hour window (10 to 10:30) that would be great.
Cofirm address, cross street, apt number, gate codes etc."
